Which Earns More: Garden Suite or Basement Apartment?

A garden suite usually rents for more than a basement apartment, but yield, rent relative to build cost, doesn't always point the same direction. Here's the honest income math.

Two Different Questions About Income

If the only question is which option earns more rent, the short answer is that a garden suite typically out-earns a comparable basement apartment in the same neighbourhood, but earns-more and returns-more-per-dollar-invested are two different questions, and the second one doesn't always point the same direction as the first. This post is narrowly about the income math: gross rent, vacancy, tenant turnover, and yield relative to what each option actually costs to build, set aside from the privacy, light, and lifestyle comparison covered elsewhere. For an owner primarily thinking like an investor, that yield question, not the raw rent number, is usually the one that should drive the decision, and it's the one most rent-comparison articles skip entirely.

Gross Rent: Garden Suite Usually Wins

A detached garden suite commands a real rent premium over a basement apartment in the same market, because tenants are paying for privacy, natural light, a private entrance, and the feeling of renting a small house rather than sharing a building with the landlord upstairs. In the GTA, a one-bedroom garden suite typically rents for roughly $1,900 to $2,600 a month, while a comparable basement unit in the same neighbourhood generally lands somewhat below that range, reflecting shared walls, limited natural light, and less privacy. The gap tends to widen further at the higher end of the market, where in neighbourhoods with scarce detached, private living space, tenants pay disproportionately more for it. On raw monthly rent alone, the garden suite is very often the clear winner, sometimes by several hundred dollars a month for an otherwise comparable unit.

Vacancy and Tenant Quality Change the Real Number

Gross rent isn't the same as actual income, because vacancy days and tenant turnover both eat into it, and this is where a garden suite's premium often widens further. Detached, private suites tend to attract tenants who stay longer, professionals, small families, and older renters who value stability and privacy, which reduces turnover costs and the vacancy days between tenants. Basement apartments, while cheaper to rent, sometimes see faster turnover, partly because shared-building living suits a more transient tenant profile and partly because a below-grade unit's limitations become apparent to renters looking to settle in for years. Every vacant month and every turnover, cleaning, minor repairs, re-listing, is a real cost that a simple monthly-rent comparison misses, and it tends to favour the option that keeps good tenants longer. None of this is guaranteed in either direction, individual buildings and landlords vary enormously, but it's a real factor worth weighing beyond the headline rent figure.

Yield: Rent Relative to What You Spent

Rent alone doesn't tell you whether the investment was a good one; yield does, rent measured against what the unit cost to create. A legal basement apartment renovation is almost always cheaper to build than even a prefab garden suite's from-$225,000 starting point, so despite earning less in absolute rent, a basement unit can sometimes produce a stronger yield, more rent per dollar spent, especially if your basement already had decent ceiling height and needed relatively modest work to become legal. A garden suite's higher $285,000 to $450,000-plus all-in custom cost, or from-$225,000 prefab cost, needs its rent premium to be large enough to justify the larger investment, and over a typical ten-to-fifteen-year payback horizon it usually does, particularly once you factor in the garden suite's added resale value as a genuinely separate structure. Which option yields better ultimately depends on your specific basement's condition and your specific backyard's buildability, not a rule that holds for every property.

Choose a Basement If… / Choose a Garden Suite If…

Choose a basement apartment for income if your basement already has workable ceiling height and reasonably dry conditions, meaning the renovation cost stays modest relative to the rent it will earn, and you're comfortable with a tenant sharing your building's walls and systems. Choose a garden suite for income if you have workable backyard space, you're building for a longer hold where the rent premium and tenant stability compound over a decade or more, and you want the added resale clarity of a genuinely separate, detached asset. If you're purely yield-focused and your basement is a good candidate, don't assume the garden suite automatically wins just because its rent is higher, run both numbers against your actual construction cost before committing capital to either one.
