Garden suite servicing is usually trenched underground from the main house: water branches off the house line, sanitary ties into the existing sewer lateral, and hydro runs from the main panel, often after an upgrade to 200-amp service. Separate street connections are rarely required and rarely worth the cost. Metering is a choice, not a requirement; most landlords either include utilities in rent or install private sub-meters. The suite still gets its own independent heating, cooling, and hot water.
The standard approach: one trench from the main house
In nearly every GTA garden suite project, the suite's services are extended from the existing house rather than brought in new from the street. A single trench is excavated across the yard between the house and the suite, and the water line, sanitary drain, and electrical feed run through it at the code-required depths and separations before it is inspected and backfilled once. Domestic water branches from the home's supply; sanitary drainage connects into the house's existing lateral, the pipe that already serves the municipal sewer; and power runs underground from the home's electrical panel to a sub-panel in the suite. This shared-servicing model is standard because the alternative, applying for independent municipal connections, means road cuts, utility coordination, and substantial fees that add cost without adding function for a 60-square-metre dwelling. It is also why servicing is one of the larger line items in a garden suite budget and one of the first things we assess: trench length, what is in the way, including protected tree roots, which can require routing around or boring under, and the condition and capacity of the existing services all shape the price. Electrical: the panel question comes first
The electrical feed is usually the servicing question with the biggest budget consequence, because it starts back at your main panel. Many older Toronto and GTA homes still have 100-amp service, which can be marginal once a second all-electric dwelling, with its own heat pump, water heater, kitchen, and laundry, is added; in those cases the main service is typically upgraded to 200 amps as part of the project, and the suite is fed from a dedicated breaker to its own sub-panel. A load calculation during design determines what your home actually needs rather than guessing. All of this work is permitted and inspected under the Electrical Safety Authority, and the local utility is involved when the main service changes. Electrifying the suite fully, heat pump heating and cooling, electric hot water, induction cooking, is now the default for garden suites: it avoids extending gas across the yard, simplifies the trench, and suits the small, highly insulated envelope these buildings have. The suite's systems run independently, so your tenant or your parents control their own comfort, and nothing in the main house, a tripped breaker excepted, affects them day to day.
Water and sewer: capacity, condition, and the gravity question
On the wet side, two checks decide the design. The first is capacity and condition: the house's water service must adequately supply both dwellings, and older, undersized supply lines are sometimes upsized during the project. More important is the sewer lateral, since the suite's drainage ties into it; on older properties we recommend a camera scope of the lateral before finalizing the connection design, because a cracked or root-invaded clay pipe is far cheaper to address while a trench is already open than after the suite is occupied. The second check is elevation: wastewater wants to flow downhill, and where the suite's drains sit high enough relative to the lateral, gravity does all the work, the simple, no-moving-parts outcome we design for whenever grading allows. Where the suite's fixtures sit too low for gravity fall, a sewage ejector pump collects and lifts wastewater to the lateral; it is a well-proven solution, but it adds equipment, power dependence, and maintenance, so it is a fallback rather than a preference. Stormwater is handled separately, with the suite's roof drainage managed on your lot under municipal grading rules. Every one of these determinations happens during feasibility and design, not as a surprise during construction.
Metering: a landlord decision, not a code requirement
Separate utility metering is where homeowners most often overthink servicing. Nothing requires a garden suite to have its own utility accounts, and most do not. The practical options are three. Simplest: one set of meters, with the suite's usage folded into your bills and the rent set as utilities-included, common for in-law suites and perfectly workable for rentals. Middle path, and the most popular for income suites: private sub-meters on the suite's hydro, and sometimes water, so you can bill the tenant for actual consumption or simply verify usage, without any utility-company involvement; we rough these in during construction, when it costs little. Full separation: dedicated utility accounts with their own meters, which puts bills directly in the tenant's name but involves utility coordination and cost that is rarely justified for a single suite, though it can suit some long-term plans. The right choice depends on how you intend to use the suite over time, family now and tenants later being the classic evolution, so we ask the question at design stage and build the wiring and plumbing to match. Like everything in servicing, decisions cost the least when they are made before the trench closes.
